The location of the site had been designated as suitable for high-density development in the Sandyford Urban Framework Plan 2016-2022, but the council disagreed with the “height, massing, scale and bulk” of the development
They also expressed concerns that it would compete with the unfinished Sentinel building, and noted that there were other “significant issues” in relation to transport, amenity and drainage that need to be addressed in any further planning applications for the Sandyford site.
The project at Rockbrook was initially started before the economic crash by Cork developer John Fleming. He had permission to build 900 apartments on the site as part of a scheme. Some 400 units were completed before the financial crisis brought a halt to development.
Ires Reit has said it will appeal the decision.
